Hello Press Homeowners,
Enclosed please find the Special Assessment Budget and Assessment Schedule for the exterior project as approved by your Board of Directors. If you have opted in to electronic consent, this information will only be emailed to you. You will not receive a mailed copy.
This Special Assessment is intended to cover the expense of the Exterior Project planned to begin in 2026. The Special Assessment total is $15,949,684.00. Please note that the special assessment amount and the project budget vary, due to contributions and replacement reserve funding already in place.
Ratification Meeting
The Board of Directors has scheduled a meeting to ratify the Special Assessment Budget. The meeting will be held in person in the lobby on Wednesday, April 22, 2026 at 6:00 pm. Please note registration in the lobby will be available beginning at 5:30 pm, and attendees are encouraged to join the meeting during the registration period to ensure the meeting begins on time. This meeting will not be held virtually.
The proposed Special Assessment will be ratified unless rejected by Owners to which a majority of the votes in the Association are allocated, whether or not a quorum is present.
If you cannot attend the meeting but wish to cast a vote, please complete and return the enclosed Directed Proxy. Directed Proxies must be received no later than Tuesday, April 21, 2026.
The Special Assessment may be paid in a single lump sum by June 1, 2026, or in monthly installments beginning June 1, 2026. Unit owners who pay in full will not incur additional fees, except for a $75 Special Assessment Origination Fee, which will apply to each unit regardless of the payment plan selected. The unit owners who opt for the installment payments will incur a $12 per month accounting fee and a one-time setup fee of $20. Monthly accounting fees are subject to change on an annual basis over the course of the loan term.
Once ratified, unit owners will receive a Payment Option Survey to complete and return. Owners will choose one of the two options below. Any units with an unreturned survey will default to the payment plan.
